A buyer walked into a home they loved, then fear set in. Once we were in escrow, the second-guessing started. They'd never been through this before, and the weight of the decision hit them all at once.

I negotiated a full repaint from the sellers, which was all the property really needed. By the time we closed, my buyers had built-in equity based on the sales price we secured versus the value of surrounding homes, plus the work the sellers agreed to perform and pay for.

Readiness is not just about savings. It comes down to income stability, credit, how comfortable a monthly mortgage payment feels, and where you are in life. If you are not 100% sure, that is exactly why a consultation exists. We look at your situation together and figure out where you stand before you take a single step.
What a lender approves you for and what you can actually afford are two different numbers. Lender approval is based on your financials on paper. Affordability is about what that monthly payment feels like in your real life, factoring in principal, interest, property taxes, homeowners insurance, HOA dues, and potentially mortgage insurance. Before you fall in love with a home, know your number. That is where we start.
It depends entirely on your goals, your income, and what you are trying to do. If you want to put less than 20% down, that is possible, but you may be looking at private mortgage insurance and a slightly higher interest rate. It can also make your offer look less competitive in a multiple-offer situation.
Here is what I always tell buyers: if you have 5% saved and you are ready to move, let us sit down and figure out what the market looks like at that number. What can you actually buy? Where should your budget be set? That conversation is free and will tell you everything you need to know. Beyond the down payment, plan for closing costs, inspections, your initial deposit, moving expenses, and an emergency reserve.
No, but it helps. Less than 20% is absolutely possible depending on the loan program. FHA, conventional, VA, and certain down-payment assistance programs can allow as little as 3% down in some cases. The tradeoff is mortgage insurance and a potentially higher rate. In competitive Bay Area markets it can also make your offer less attractive to a seller, but it is not a dealbreaker. Strategy matters more.
There is no single universal number. Requirements vary by lender, loan program, down payment, debt, and income. What matters is understanding how your credit affects your interest rate. Even a small difference has a big impact over 30 years. Before you apply, review your credit report for errors and avoid opening new accounts. Getting preapproved early does not mean you have to buy. It just tells you where you stand.
Start with me. A strategy conversation costs you nothing and gives you the full picture before you walk into a lender's office. I help you understand the process, what to expect, and what questions to ask. Then we get you connected with a lender who confirms your purchasing power. Going to a lender first without context is like ordering from a menu you have never seen.
Prequalification is a quick estimate based on what you tell the lender, with nothing verified. Preapproval is a deeper review of your income, assets, credit, and debt, resulting in a formal letter stating what you are approved to borrow. In the Bay Area, a strong preapproval letter is expected before sellers take your offer seriously.
If you are planning to live in the home for at least seven to ten years, buy now. The Bay Area appreciates at a minimum of 3% to 6% annually, and we have had years with 17% appreciation. The market moves up and down in the short term, but over the long haul it consistently moves in one direction.
If you are thinking about flipping in six months or selling in two years, that is a different conversation. But if you are going to buy, hold, and live in it, do not wait. The best time to buy was ten years ago. The second best time is now.
Every dollar you pay in rent is gone. Every dollar you put toward a mortgage is building equity in an asset you own. That said, buying is not the right move for everyone at every moment. The real question is: what does your monthly cost comparison look like, how long are you planning to stay, and what are your long-term financial goals? If the numbers work and you are staying put for a while, buying almost always wins. Let us run your numbers together.
The search period can take days or several months depending on your criteria and the market. Once your offer is accepted, a typical escrow runs 21 to 30 days for a financed purchase. Here is the general flow: consultation, preapproval, home search, offer, inspections, appraisal, final loan approval, signing, keys. I track every deadline so nothing slips through the cracks.

Here is what that looks like in practice: a home hits the market and has been listed for one day. I know that neighborhood typically sees homes sell in six to nine days, so I am calling you immediately. We submit today and beat the competition before they even show up.
My background keeps me people-first. I am completely straightforward with you. If I walk into a house and the AC has two years left on it, I am telling you plainly: budget for a replacement soon. No sugarcoating, no pressure. If you are a first-time buyer who has never done this before, my job is simply to help you understand exactly what you are getting into.
Compensation is addressed clearly in a written agreement before we start working together. How it is structured can vary depending on the transaction. I walk every buyer through this before we commit so there are never any surprises.
Every home is different. Price is obvious, but what about escrow timeline? What if the seller needs 60 days to close instead of 30 because they are buying a place in another state? What about contingencies, are you coming in clean or with everything in place?
Here is what actually wins in a multiple-offer situation: communication. The moment you are interested in a home, I get on the phone with the listing agent. I find out exactly what the seller needs, their timeline, their concerns, their priorities. Then I come back to you and say, here is what they are looking for, can we give them that? That is how we win. Not by guessing.
This is where a lot of buyers think the hard part is over. It is not, it is just a different kind of work. Your initial deposit is due. Seller disclosures come in and we review them together. Inspections are scheduled. You set up homeowners insurance. The appraisal happens. Your loan goes into underwriting. We track every contingency deadline. You do a final walkthrough. Your Closing Disclosure arrives and we review the final numbers. You sign. The loan funds. It records. You get the keys. I am tracking every single one of those deadlines so nothing slips.
It depends on where you are in the process. Your contract includes contingency periods for inspections, financing, and appraisal, during which you have the right to investigate and back out if something does not work. Once those contingencies are removed or expire, cancelling becomes more complicated and could put your deposit at risk. Every situation is different, which is exactly why I keep you informed of every deadline while we are in escrow.

California has some of the most tenant-protective laws in the country. Here is what every property owner needs to know.
Rent Control and Rent Caps
California caps annual rent increases at 5% plus local CPI (max 10%) for most properties built before 2005. Single-family homes and condos may be exempt but only if proper written notice is provided to tenants.
Just Cause Eviction
Once a tenant has lived in your property for 12 months, you generally cannot evict without just cause. No-fault evictions require relocation assistance equal to one month rent. Proper notice and documentation are critical.
Security Deposit Limits
As of July 2024, California limits security deposits to one month rent for most residential properties regardless of whether the unit is furnished. This is a major change that affects how you protect your investment upfront.
Fair Housing and Tenant Screening
California prohibits discrimination based on race, sex, religion, national origin, disability, familial status, source of income, and more. Tenant screening must be consistent, documented, and based on objective criteria.
