We handle all rent collection, enforce late fees where applicable, and deposit your income directly. No chasing tenants, no awkward conversations.
Maintenance Coordination
From routine repairs to emergency calls, we coordinate all maintenance with trusted vendors. Your property stays in top condition without you lifting a finger.
Lease Drafting and Renewals
We prepare California lease agreements using current forms, handle renewals, and help protect your interests throughout the tenancy.
Property Inspections
Regular move-in, move-out, and periodic inspections with detailed reports so you always know the condition of your investment.
Legal Compliance and Evictions
California landlord-tenant law is complex. We use current forms and established procedures, coordinate required notices, and help manage the eviction process if it ever comes to that.
How It Works
From first call to fully managed, here's what to expect.
Consultation & Rental Analysis
We start with a conversation about your property and goals, then run a rental analysis so you know what your property can realistically earn.
Walkthrough & Management Plan
We walk the property, note anything that needs attention, and put together a clear management plan tailored to your situation.
Marketing, Screening & Lease Prep
We market the property, thoroughly screen every applicant, and prepare the lease using current California forms and procedures.
Move-In & Documentation
We handle move-in inspections, documentation, and deposits, so everything is properly recorded from day one.
Ongoing Management & Reporting
From there, it's rent collection, maintenance coordination, and regular reporting, so you always know exactly how your property is doing.
Know the Law
California landlord law, simplified.
California has some of the most tenant-protective laws in the country. Here is what every property owner needs to know.
Rent Control and Rent Caps
California caps annual rent increases at 5% plus local CPI (max 10%) for most properties built before 2005. Single-family homes and condos may be exempt but only if proper written notice is provided to tenants.
Just Cause Eviction
Once a tenant has lived in your property for 12 months, you generally cannot evict without just cause. No-fault evictions require relocation assistance equal to one month rent. Proper notice and documentation are critical.
Security Deposit Limits
As of July 2024, California limits security deposits to one month rent for most residential properties regardless of whether the unit is furnished. This is a major change that affects how you protect your investment upfront.
Fair Housing and Tenant Screening
California prohibits discrimination based on race, sex, religion, national origin, disability, familial status, source of income, and more. Tenant screening must be consistent, documented, and based on objective criteria.

Not Happy With Your Current Manager?
Poor communication and delayed maintenance don't have to be the norm.
Unclear statements and inconsistent follow-up can make owning a rental more stressful than it should be. We can review your current situation, explain the transition process, communicate with your existing manager, collect the available property and tenant records, and help make the change as smooth as possible. There is no pressure to switch. We will first help you understand your options.
