About James

I almost became a nurse. That's why I'm great at this.

"I got into nursing because I wanted to be the smile on people's faces when they needed it most. Now I do the same thing — just with keys at the end."

I was two classes away from finishing my nursing degree when I had an honest moment with myself: it wasn't the right path. What drew me to nursing — being there for someone during a stressful, unfamiliar situation — turned out to be exactly what makes a great real estate agent for first-time buyers.

I gave myself one year to make it work in real estate. I never looked back.

Why Work With Me

What you get that most agents don't offer.

You'll never be surprised

I walk you through every stage of escrow before it happens. By the time we close, nothing feels new — because I've already explained it all. No anxiety, no confusion, just clarity.

I'm approachable — always

People have told me their whole lives that they feel comfortable coming up and talking to me. Every question you have is an opportunity for me to add value. There are no dumb questions here.

Negotiation that creates equity

I don't just get you into a home — I use every tool available to get you into the right deal. One of my buyers walked in with built-in equity on day one because of repairs and concessions I negotiated before closing.

Ahead of the curve — always

My background in economics means I understand data and market trends, not just listings. I'll tell you what the market is doing and what that means for your search — in plain language.

South Bay expertise

From South San Jose to Milpitas, Sunnyvale, Mountain View, and Los Altos — I know these neighborhoods block by block. That local knowledge directly impacts the offer strategy we build together.

The Buying Process

Here's exactly what to expect,
start to finish.

One of the biggest fears first-time buyers have is not knowing what comes next. Here's the full roadmap — nothing hidden, nothing skipped.

01

Initial Consultation

We sit down and talk through your goals, timeline, must-haves, and budget. I'll explain everything about the process so you go into your search feeling fully informed.

02

Get Pre-Approved

Before we look at a single home, we get your financing locked in. I'll connect you with trusted lenders and make sure you're positioned to make a competitive offer when the right home comes.

03

Home Search

I set up a curated search based on your criteria and guide you through showings. I'll point out what to look for — and what to look out for — in each property.

04

Making an Offer

When you find the one, we move fast and smart. I'll build an offer strategy based on the market data, the property history, and what will make your offer stand out.

05

Escrow & Inspections

This is where first-time buyers often get nervous — and where I earn my keep. I'll walk you through every contingency, inspection, and negotiation so nothing blindsides you.

06

Close & Celebrate

You sign, you get your keys, and you officially own a home. I'll be there every step of the way — and I'll make sure you understand exactly what you're signing before you sign it.

A buyer walked into a home they loved — then fear set in. Once we were in escrow, the second-guessing started. They'd never been through this before, and the weight of the decision hit them all at once.

I told them: "I understand what you're feeling. I'm going to use everything in my negotiating toolbox to get us what we need to make this place move-in ready."

I negotiated a full repaint from the sellers — which was all the property really needed. By the time we closed, my buyers had built-in equity based on the sales price we secured versus the value of surrounding homes, plus the work the sellers agreed to perform and pay for.

They didn't just buy a home. They bought a head start.
