🏡 Open House Instructions for Associate Agents

Please read carefully and follow each step to ensure a consistent and professional experience on behalf of our team.

🔍 BEFORE THE OPEN HOUSE

  1. Preview the Property
    Visit and walk through the home prior to your Open House. Know the layout, features, and key talking points.

  2. Register on the Disclosure Link
    Access and register on the Disclosures.io link to review the reports and disclosures ahead of time.

📍 DAY OF THE OPEN HOUSE

  1. Install Signs Early
    Place all Open House signs at least one hour before the start time.

    In some areas, you may be required to use team signs only. Please confirm in advance.

  2. Arrive Early and Set Up
    Be at the property and fully set up at least 30 minutes prior to the Open House start time.

  3. Use the Open House Sign-In Sheet
    Register every visitor and ask where they heard about the Open House (e.g., Zillow, Redfin, signs, agent referral).

  4. Send a Copy of the Sign-In Sheet
    Text a clear photo of the completed sign-in sheet to the team group text chain immediately after the Open House ends.

  5. Agent Showings
    If an agent brings clients, text a photo of the agent’s business card to the team text chain.

  6. Use the Group Text Only
    Communicate only through the group text chain initiated by our assistant.

    Do not text Jim or Denise directly—this keeps communication efficient and shared with the full team.

  7. Social Media Post
    Share a post on your social media accounts during the Open House to promote the property and your presence.

  8. Track Visitor Source
    On the sign-in sheet, note where each visitor came from (Zillow, Redfin, signs, agent, etc.).

  9. Send Disclosures Promptly
    Have the Disclosures.io app open and ready on your phone. Email disclosure packages immediately to interested parties during the Open House.

🖨️ MATERIALS AND PRESENTATION

  1. Use Team Flyers Only

  • Do not create your own flyers.

  • Use the high-quality team flyers provided at the property.

  • You may staple your card to the front or print flyers using the approved team format.

  • Only staple your card to the ones you give out. Flyers are expensive—please avoid waste.

  1. Take Your Materials Home
    Remove all signs, cards, and marketing items before leaving. Do not leave anything behind.

📲 POST-OPEN HOUSE & COMMUNICATION

  1. Text a Summary Report Immediately
    After the Open House, text a brief summary including:

  • Number of groups through

  • Buyer interest level

  • Questions or objections

  • Anything noteworthy

  1. Request Calls via Text
    If you need to discuss something in detail, text first to request a callback. Do not call directly unless urgent.

  2. Ask Questions via Group Text
    If you have questions during the Open House, use the group text chain. Most answers should come from:

  • Your preview of the home

  • Your review of the disclosures

  1. You’re Representing the Team
    Please remember: you are hosting because we are unavailable—likely conducting another Open House, showing property, or otherwise engaged. Phone response may be limited.

  2. You Represent the Seller

  • You are there on behalf of the seller.

  • Do not represent anything other than the stated price and terms.

  • If a buyer wants different terms, encourage them to submit an offer—do not suggest alternate pricing or terms.

    You are officially a representative of our team for this Open House. It’s okay to share that—you’re standing in for us, and we appreciate you!
