Getting pre-approved for a mortgage. This tells us what you can afford, makes your offers competitive, and shows sellers you're serious. Before that, we'll have an initial consultation so I understand your goals and timeline.

Pre-qualification is a quick estimate based on self-reported info — useful for planning but carries little weight with sellers. Pre-approval means the lender has verified your income, assets, and credit and issued a conditional commitment to lend. In the Bay Area, you need a pre-approval letter before any offer will be taken seriously.

From starting your search to closing, typically 2–4 months depending on market conditions. Once under contract, closing usually takes 21–30 days.

Earnest money is a deposit you make when your offer is accepted — it shows the seller you’re serious and it goes toward your down payment at closing. In the Bay Area, 1–3% of the purchase price is typical, though competitive situations sometimes call for more. If you back out without a valid contingency, you risk losing it.

Buyer closing costs typically run 1–3% of the purchase price and include loan origination fees, appraisal, title insurance, escrow fees, and prepaid items like homeowner’s insurance and property taxes. I’ll walk you through a detailed estimate before you make an offer so there are no surprises.

Contingency waivers are common in the Bay Area but carry real risk. Waiving an inspection contingency means you accept the home as-is. Waiving the loan contingency means you’re on the hook even if financing falls through. I’ll help you understand the risk level of each and find the right balance between competitiveness and protection.

A licensed inspector examines the home’s structure, roof, electrical, plumbing, HVAC, and more. I’ll be there with you, help you understand the report, and advise on what’s a dealbreaker vs. normal wear. Findings can sometimes be used to negotiate repairs or a price reduction.

Multiple offers are a great position to be in. I’ll help you evaluate each one beyond just the price — looking at contingencies, financing strength, closing timeline, and escalation clauses. Sometimes the highest offer isn’t the strongest one, and I’ll walk you through exactly why.

California law requires sellers to disclose known material defects — anything that could affect the value or desirability of the property. This includes past repairs, water damage, HOA issues, neighborhood noise, and more. Full, honest disclosure protects you legally and builds buyer trust.

Well-priced, well-presented Bay Area homes often sell within days of listing. I’ll set realistic expectations based on current conditions in your neighborhood — and if we’re not getting traction, I’ll tell you why and what to adjust.

Typical seller costs include agent commissions, title insurance, escrow fees, transfer taxes, and any agreed-upon repairs or credits. I’ll provide a full net sheet upfront so you know exactly what you’ll walk away with before you ever sign anything.

In California, an escrow company (not an attorney) typically handles this. They collect your earnest money, coordinate with the lender, handle the title transfer, and disburse funds at closing. The process usually takes 21–30 days.

A buyer’s market is the opposite: more inventory, slower sales, and more negotiating power for buyers. A contingency is a condition that must be met for the sale to proceed. Common ones include the inspection contingency (you can back out if the inspection reveals problems), the financing contingency (you’re protected if your loan falls through), and the appraisal contingency (protects you if the home appraises below the purchase price). Contingencies protect buyers but can make offers less competitive — I’ll help you find the right balance.

Once your offer is accepted, you’ll deposit earnest money, complete inspections, finalize your loan, and review disclosures — all within a set timeframe. A few days before closing, you’ll do a final walkthrough. On closing day, you sign documents, the lender funds the loan, and ownership transfers. In California this typically happens within 30 days of acceptance.

A home warranty is optional but can provide peace of mind — it covers repair or replacement of major systems and appliances that break down after closing. Sellers sometimes offer one as a sweetener; buyers can also purchase one independently. I’ll let you know whether it makes sense based on the home’s age and condition.
